    LOS ANGELES HOUSING DEPARTMENT

    MORTGAGE CREDIT CERTIFICATE PROGRAM

    Obtaining an MCC will save you money on your federal income taxes and help you qualify for a home loan.

    • The MCC saves you money by reducing the amount of income tax you pay to the federal government.
    • You can apply for this credit every year as long as you have the original mortgage.
    • You can adjust your withholding on your W-4 so that less money is taken out of your regular paycheck to reflect your tax savings.
    • If you do not pay enough tax during the year to use the full credit, the unused credit can be carried over for up to three years.
    • First time homebuyer.
    • Income limits:

    Non-Targeted Area (15% tax credit) and Targeted Area (20% tax credit)

    1-2 Person Households: $83,160

    3 or more Person Households: $97,020

    • Purchase price of home must not exceed:
      • Non-Target Areas

    Existing Housing: $564,264

    New Construction: $568,601

      • Targeted Areas

    Existing Housing: $689,656

    New Construction: $694,956
