How does LATMAP
serve teachers who are in the process of purchasing a home?
The Los Angeles Teachers Mortgage Assistance Program is designed to provide you
with all of the resources you need to be successful in the home buying process.
Whether you are seeking specialized home loans, homeownership counseling
services, credit repair, or the services of real estate professionals, LATMAP
can guide you on the path to successful homeownership.
Is LATMAP
restricted only to full-time, credentialed teachers working for LAUSD?
No. LATMAP services extend to all employees of the Los Angeles Unified School
District.
Which of the
available home loans are limited to first-time homebuyers?
A few of the home loans are designed for first-time homebuyers. A first-time homebuyer is defined as an
individual who has not held title on a property in the last two years. We advise all clients to contact the lender
to find out more information.
Are there any
geographic restrictions associated with any of the available services?
The only resource available through LATMAP that contains any geographic
restriction is the HUD Teacher Next Door program. HUD homes available to
teachers for purchase have to be located in HUD-designated revitalization areas
in Los Angeles. The remainder of the services available through LATMAP extends
anywhere in California.
Which home buying
resources require teachers to be state certified in order to participate?
The HUD Teacher Next Door program and the Los Angeles Housing Department Extra
Credit program are restricted to teachers who are state certified. Teachers of
all experience levels can qualify for the remainder of the available home
loans.
How good does your
credit have to be in order to become eligible for the home loans designed
specifically for teachers?
Mortgage lenders evaluate a
variety of factors to assess your credit worthiness and ability to repay the
loan. Again, we advise clients to
contact the lender directly to understand the lender’s underwriting criteria.
Does one have to attend
a Homebuyers Education Workshop to be eligible for the home loans designed
specifically for teachers?
Most of the loan products
available through the Housing Department for both the City and County of Los
Angeles requires the homebuyer to complete at least 8-hours of pre-purchase and
post-purchase counseling.
Does LATMAP have
contacts for teachers seeking home improvement loans or refinancing?
Yes. Please contact our office for more
information.
Is it possible to
combine subsidy programs, such as an Individual Development Account (IDA)
Program for down payment assistance with any of the home loans designated for
teachers?
In most cases, one is
eligible to combine several subsidy programs that provide down payment
assistance with a mortgage loan. However,
the lender must verify whether or not this is possible, based on their
underwriting criteria. Please contact
